Trading / Development Potential
A full redevelopment of the site is planned. These include refurbishment of 6 en suite letting bedrooms to a high quality specification, which will be able to command a room price of over £60 per night and full redecoration of the internal trading areas to bring the pub back into the traditional character of an old coaching inn. Finally the external elevations will be refreshed and new signage and lighting will reflect the high finish details inside. Applicants
This is a business that will require a good understanding of the elements of a traditional pub which will need to play a chameleon role to maximise its trade through the week. The ability to deliver a good quality and very traditional pub food menu with excellent service is key to driving lunch sales, as well as the potential for breakfast and coffees in the mornings. The wet sales require a real knowledge of real ales and in delivering a highly focused service level, candidates will be able to demonstrate past experience and understanding of the requirements of such a pub. The rooms and the experience that customers will expect reflects the need for candidates to have a very focused plan or previous experience to ensure this element builds a great reputation for over delivering the Cross Keys.
Property
The pub is a highly visual black and white timber framed building with leaded windows and by a long way, the most impressive looking pub in the town.
Service Areas
Well equipped kitchen and associated storage areas, a cellar and gents and ladies toilets, which will also be redecorated. There is an open barn which is currently just used for storage but importantly allows for parking of up to 8 cars which is a real benefit for the guests staying in the rooms.
Trading Areas
A typical coaching inn, the Cross Keys is a long, narrow building with several rooms and annexes. The proposed development will look to really transform these rooms to reflect the individual nature of each one and to also maximise the features that each area offers. One bar serves the whole pub and this will be transformed into a real feature, with the potential for cask ales on the back bar. The 6 letting rooms will be completely overhauled and each one will be provided with en-suite bathrooms and finished off to a high specification. The small courtyard garden will be enlarged and a new entrance will link it to the pub more effectively. The key features of the garden will also be upgraded. This pub will be completely transformed and Charles Wells are looking for a partner to join them in making this the best pub in town.
Domestic Accommodation
There will be two double rooms, a kitchen and a bathroom in the private accommodation, all in a good state of general repair.
